0.2% engagement isn't a content problem — it's a strategy problem.

Three weeks ago I sat down with a spreadsheet and audited 20 Doha real-estate Instagram accounts.

Mid-tier agencies, big-name agencies, niche specialists, family-owned brokers. The full spectrum.

Across all of them, the average engagement rate — DMs, saves, shares, replies per follower — was 0.2%. The Doha industry standard is 1-3%. Even Pearl-Qatar-focused boutique agencies in our sample averaged 0.4%.

The 0.2% number isn't shocking because it's low. It's shocking because the agencies hitting 0.2% are posting more content than ever. They're not lazy. They're consistent. Many post daily.

So why isn't more content fixing the problem?

Because the problem isn't content. It's strategy. Specifically, three strategic mistakes I see in 19 out of 20 Doha agency accounts.

Mistake 1 · One-language posts in a two-language buyer pool

Pearl-Qatar and Lusail are the two real-estate areas in Doha where foreign buyers can take freehold ownership. Pearl-Qatar by itself accounted for 60-75% non-Qatari buyer interest in the last 12 months of our data sample.

Yet most Pearl-focused agencies post exclusively in Arabic. Some post exclusively in English. Almost none post both versions of the same listing as a coordinated pair.

The cost of this is invisible. Agencies see some engagement (from their language's audience) and conclude content is working. They don't see the other half — the Khaleeji buyer who scrolls past the English-only post, or the British investor who skips the Arabic-only one. Those buyers don't tell you they skipped. They just don't DM.

Their data: 38% of their actual closed deals last quarter were Khaleeji families. Whom they never spoke to on IG.

Mistake 2 · Static photos as the default content format

Reels get 4-7x the reach of static photos on Instagram in 2026. This isn't a Sard observation — it's published Meta data.

But here's what's interesting about Doha real-estate accounts specifically: when I audited the 20, the top engagers were the ones running a weekly Reel format, not the ones running the highest Reel volume.

That distinction matters. An agency posting one polished Reel every Wednesday with a recognizable format ("Tower of the Week," "Wednesday Walkthrough") consistently out-engaged agencies posting 4-5 ad-hoc Reels per week.

The format is the strategy. The volume is execution.

Mistake 3 · "Call us" as the CTA

I want to do the unkind thing here and quote a real (anonymized) caption I saw in the audit:

"Beautiful 3BR apartment in West Bay. Sea view. 14,500 QAR/month. Call 7XXX XXXX for viewing."

That CTA — "call" — is the wrong CTA in 2026. The Khaleeji buyer wants to WhatsApp. The foreign investor wants to DM. Almost nobody under 45, of any nationality, wants to call a stranger about a listing they haven't even seen the floor plan for yet.

The agencies hitting 1-3% understand this. Their CTAs read:

Each has the same logic: lower the friction to the next step. The next step isn't a meeting. It's a message the buyer can send while standing in line at Starbucks.

The 5-step weekly anchor (what actually moves 0.2% to 1-3%)

If you run a Doha real-estate IG account at 0.2% engagement, here is the strategy change that actually moves the number.

STEP 1

Pick one listing this week.

Your best one. Make it your "anchor" listing for the week.

STEP 2

Build three pieces around it.

Not three for different listings. Three for the same listing: a polished Reel (30-45s with a hook in the first 3 seconds), a 5-slide carousel that turns the numbers into an infographic, and an IG Story sequence (3 frames) that links back to the carousel.

STEP 3

Caption every piece in BOTH Arabic and English.

Same listing, same numbers, two languages. Khaleeji-native Arabic, not Google-translate.

STEP 4

CTA every piece with a single DM keyword.

"DM 'MARINA' for the full walkthrough." Single keyword, single channel, single next step.

STEP 5

Measure the anchor against a previous week.

If engagement doubled, you've validated the strategy. Now systematize: every week, one anchor, three pieces, two languages, one CTA.

Most Doha agencies will not do this because it requires giving up the "post every day for the algorithm" muscle memory. But the math is unambiguous: one anchor listing executed at this depth out-converts a week of seven scattered listings every time.
